Can you repair a roof without replacing it?

Yes, you can certainly repair a roof without a full replacement. We’ll discuss some factors that would make roof replacement more advisable, but repair is often the better option.

For example, if your roof has sustained damage to a relatively small and isolated area, it likely makes more sense to repair that area. This is often the case with fallen tree limbs. If the impact only damaged where the limb hit the roof, there’s no need to replace the entire roof if it’s in good shape.

Likewise, if wind blew off a few shingles, repairing the affected area makes the most sense. This is only the case if the rest of the roof is in good shape and can be expected to last for years to come.

Is it OK to put new shingles over old?

There are instances where putting new shingles over old shingles can be done. However, there are pros and cons to this choice. The benefits of covering old shingles result primarily from the cost savings and convenience of not having the old roof torn off. The new layer can also add an extra barrier to the elements.

However, issues can arise if the old shingles have leaks or decay beneath them that can compromise the structure below. American Roofing can take a look at your current roof and help you decide the proper course of action.

Is a leaking roof covered by house insurance?

Your home insurance won’t cover roof leaks that are caused by natural wear and tear, or lack of proper maintenance. If the cause of the leak is a covered peril in your plan, then your home insurance should help you pay for the cost of repairs. For example, if the leak is caused by hail damage and this is a covered peril in your policy, then insurance will help pay for the repairs.

Home insurance is generally there to assist you with sudden, accidental damage, rather than damage caused by general weathering and aging. Some home insurance policies have specific exclusions that change from policy to policy.
