Commercial Roof Repair FAQ

What Types of Roofing Materials Are Recommended for Commercial Buildings?

No one specific roof type is recommended for all commercial roofs. However, some more popular materials include metal, thermoplastic, and PVC. Each has its recommended uses and can undergo commercial roof repair if it sustains damage.

How Can Roof Repairs Improve the Energy Efficiency of My Commercial Property?

A damaged roof can decrease the energy efficiency of the structure’s interior through air loss and increased heating and cooling usage. A commercial roof repair can resolve these issues, sealing off the damaged sections to prevent air from escaping. When your roof requires a patch in one area (such as fixing a leak or replacing a few shingles), this is when reroofing is applicable.

Residential Roof Repair FAQ

How Long Do Residential Roof Repairs Usually Take?

The time it takes to complete a residential roof repair depends on the extent of the damage, the roof’s size and angles, and other factors. Minor repairs can take one to five hours, while more extensive work may require several days.

Will My Homeowner’s Insurance Cover the Cost of Roof Repairs?

Whether homeowner’s insurance coverage for a residential roof repair depends on the cause of the damage. The repair will most likely be covered if weather conditions, like a storm or heavy snow, caused the damage. However, damage caused by standard wear and tear typically is not.

Roof Repair FAQs

Here are some of the most commonly asked questions regarding roof replacement and repair:

It depends. If the damage will be very costly to repair or if your roof is more than 20 years old, it’s probably best to replace the whole roof.

Though most homeowners policies do not cover roof leaks due to normal wear and tear or lack of maintenance, it may cover a leaking roof in some circumstances, such as natural disaster (unless your policy excludes wind, hail, and similar weather-related accidents).

When your roof requires a patch in one area (such as fixing a leak or replacing a few shingles), this is known as a minor roof repair. If your roof needs to be completely removed and a new roof installed, this is known as replacing the roof.

The short answer is, it depends on your situation. Before you can decide if a roof warranty is worth it, you need to know the difference between each one:

  • Standard manufacturer warranty: This covers all the products you purchase to repair or replace your roof.
  • Workmanship warranty: Usually provided by your contractor, this covers the installation of your roof.
  • Extended manufacturer warranty: A combination of both the standard and workmanship warranty, the extended warranty provides additional coverage for purchased products.

You’ll also want to consider how long you’ll be living in your home and if you’re a permanent resident or not. If you plan to live in your home for the next 10 years or so, a roof warranty may be a good idea as it can help cover some of the cost of repairs. However, if you’re not planning on staying long, a roof warranty may not be worth it.

The weather in the area is also something to consider. If you live somewhere with unpredictable or extreme weather, a roof warranty can cover the cost of damages. Be sure to read the fine print regarding weather damage, as some companies only offer coverage for weather damage at an additional cost.
